Water Damage & Your Roof

Water damage stemming from the roof is a culprit for many property insurance claims. Even the smallest leak can be devastating to your home. Your policy probably offers some coverage for water damage, but do you know to what extent? You may want to review your homeowners insurance to gain a clear understanding.

In the meantime, here are some general things to keep in mind:

  • Water damage that occurs to your roof as the result of high winds or hail is usually covered, as is damage caused to walls by the resulting leaks.
  • If your roof is in poor condition when a storm hits, water damage may not be covered since the “wear and tear” of the roof may be to blame for the leak. “Wear and tear” is not a covered peril.
  • Homeowners insurance is designed to respond primarily to damage caused by sudden events such as storms.
  • Regular upkeep and maintenance of a home is not covered by a homeowners policy.
